@Sarah Laird adding an entire extra unit is not repairs. It gets added into the cost basis of the property and depreciated.

@Demetrius Charles I've been using quicken for about 3 years now. Business home and rental. It does absolutely everything I need and shoots out any report I could possibly use

I do my own book keeping but my cpa has never had any issue with any reports I send to them.

Your credit score is affected by the balance you carry on the LOC. The HML could also affect your score. Make sure you have a plan to pay the HML back.

If you will be applying for a mortgage soon DO Not apply for a credit card! Any mortgage lender will tell you that. Now if its going to be months away that might be ok. Talk to a lender or broker and find out exactly what they are looking for to get you approved.

Do you currently own your own home? If you do and have any equity you should apply for a HELOC prior to losing your job.

I also use quicken its much cheaper than QuickBooks. It was very easy to set up also. It does everything I need. I have 13 units.

Lowes sells them they are like $5. At our Lowes they are located by the kwickset handles not where they make keys.

Our appliance clause says it pertains to all appliances.   I include this even when the property has brand new appliances. I've never had anyone question it.
