Hello BP,

I'm considering investing in new a construction side by side duplex in the Englewood/Charlotte County area. I'm planning on doing a 1031 exchange out of my properties in Northern MN. My thought is to do short term rental or 1 month rentals to snow birds. Does anyone have any insight on new builds in this area? I have emailed Charlotte County Planning and Zoning and there's currently no STR restrictions or permits required (which can be good and bad). Any thoughts or advice is greatly appreciated.

Hello BP community, I'm getting my STR going on Lake Vermilion in Northern Minnesota and I'm wondering if anyone has a STR there. Looking for insight on cleaners and handymen. I have someone for winter snow removal and would be willing to share anything I have learned and come across. With recent permit restrictions in St. Louis County I also have some fresh knowledge in regards to getting a conditional use permit and have contacts if you're just getting started as well.

Hello BP community. 

I'm looking to purchase a home in the Venice, Nokomis, Englewood area of Florida. I'm from MN and our plan is to winter in Florida in about 3 years. I'm looking to purchase now and make it a STR.

I'm looking for a property manager that handles STR in that area. Any referrals would be greatly appreciated.

Also any insight on the STR market there would helpful as well.

Hello @Jeff Rogers, I'm a new investor. I have a single family in East Duluth and I'm in the process of closing on 3 duplexes in Virginia. the market from what I have gathered on the Iron Range is great for cashflow but not so great for appreciation. I'm also trying to get going a short term rental in Crane Lake MN near the boundary waters canoe area which is where I currently live. you have some rentals in Duluth?

Hello Frank, could you walk me through how you came up with those numbers. multiplying your yearly gross income by 50% (above example 200 x 5 x 12 x 50% = $6,000) is that including debt service and expenses? Basically just a quick way to analyze the deal prior to further digging in? I've been having a hard time figuring out the "true value" of mobile home parks as well.
