Hello! I am just starting out in my real estate investment career. I got interested in it because of the slow down in construction in the winter time and I want passive income when this happens. I currently have a FHA loan on a townhouse I live in. I have 2 roommates who pay me rent. In the next year I want to learn as much as I can about rental properties and how to do it. I am looking to do it in the Lancaster and York area. My girlfriend is from York so she knows about that area. What would be some first key steps into starting my career off? I don't have that much savings and I know I need to have some.

Hello, I am currently in the very beginning of my real estate career. I got interested in the idea of real estate because of the slow times in construction in the winter time. I just started listening to podcast and reading books about it. I currently have a FHA mortgage on a townhouse that I live in. Eventually I would like to rent it out when I find another home for me. What would be some steps in getting my house ready to rent once I move out? Also, when renting a place out, does the rent go into a separate bank account other than your personal?
