Yes, my investment is here in Mastic Beach, it is a tricky area to be an serious investor, but the rewards can pay off if you know what your doing.  Same rules apply here as elsewhere if your doing rentals, buy low, repair, rent high, repeat.  My biggest advise here is to watch what area you buy in, it can drastically change from street to street.

Hello everybody, I'm a self educated newbie investor from LI.  I went through the dreaded Suffolk County evictions with my first tenant.  I was so upset that I let this happen that immediately I engaged in learning all types of new strategy to help me avoid this from happening in the future.  Now I've listened to almost all of the bp podcasts, read a whole bunch of books on real estate and being a landlord, and am looking to take my next educated move in real estate this year, 2017.  I've driven all over the east side of the country to study different markets and how they relate to one another.  Not everyone would understand, but I've done this to get a better feel for future investing and the environment in which I will be farming.  Straight to the point, I am looking to hook up with other investors with bigger pockets than I have :)  I have the time and even have extraordinary deals at times, but the lack of cash funds to drive them.

That's a great idea Diane, I've been interested in doing this very same thing.  I've been driving from city to city checking out all different locations.  I just drove to Indianapolis to check out a deal.  10-12 hrs a drive is no big deal to me any more.  I battled my way through snow storm conditions each way.  I'm very dedicated to making something happen in real estate this year!
