not that its overpriced just not as deep as a deal as i would like...say a 500k house that I can get for 440... the issue is its in a beach/vacation area in the outer banks, nc  and I want to limit my risk worth properties over 300k...say if market goes down 20%  its a lot easier for me to take a hit on 125k houses I own than a 500k one...Thx for reply!

Morning, I have a seller that wants more for a property that I am willing to pay, the house is paid off and what to see what other options I may have to turn this profitable.

1-buy it on terms/seller financing...what would this look like?

2-give the referral to a real estate agent that can list it...what kind of referral/finders fee should I get?

How are some ways to meet more high net worth individuals so that I can talk about raising capital for my real estate deals?

Is the only reason not to use hard money is they have to be in 2nd position?...if so I think if deal is good/straightforward enough and reputable investor you should be able to overcome this.  Can it be refinanced within a year to pay lender back?

Trying to raise 500K to buy sell homes that we will purchase for 30k-80k and refinance or re-sell within 6 months or less. 

How can I raise this capital from say 3-5 investors? Just a standard promissory note? or what other options/security can I offer the lenders? I want to pay interest of 8-10% while using their funds. 

My 2nd goal will to be raise 2 million after I prove myself with this first 500k and use that for about a year.
