We just went through all these motions and are set to close end of the month. We had an excellent experience so far with @Luke Carl and @Avery Carl's team. Had a beautiful YouTube video of several properties taken by the agent, offered and negotiated some (made ourselves more competitive by waiving the appraisal contingency), ordered a thorough inspection (add ons like hot tub, well, sceptic, etc), and had professional photos taken the day of a turn so the place was clean and ready for photos.

We already have 6 bookings after listing it at 1am this morning 3 weeks in advance of closing. We'll spend a week there at closing to enjoy it some, spruce it up some, and make way for it to make us some money.

It's virtually the same exact thing we did with our Destin beachfront condo STR and that has been doing FANTASTIC since mid July.

It's certainly possible in today's day and age of technology and it helps to leverage the agent that you're paying a commission to to do some of the legwork that you can't from afar (or help out in the best possible way).

Indeed! We have had great success with our Fl condo and are to close on our TN cabin in a couple weeks. Will probably spend a week or do then start renting it out. Super stoked....love the potential in both those markets.

My wife and I are under contract for a cabin in Wears Valley. Hope to close end of Sept, spend a week or so in it and getting it on the STR market (Airbnb and VRBO listings ready to be fired off).

Looking forward to expanding some in that area and also in the Gulf Coast where we have another STR.

Hello BP fam!

My wife and I closed on a vacation rental in the Panhandle last month despite being thrown an underwriting curveball 3 days prior to closing (they wanted another 10% down to total 30% or pay off our vehicles to bring our DTI down). The lender we used offered 3.5% if we had gone the 30% down route but it would have required a 2 week contract extension so we opted for paying down some debt.

My question is this: anyone recently with a lender on a condo-tel property in the panhandle that will do 2nd home cash out refi's at 90% LTV and 3.5% or lower rates?

Great thread.  I'm feeling a little lazy and would like to get any updates regarding the market? I'm curreny IN the market if that helps ;)

Guess this warrants some background:

We just closed on a STR in Miramar Beach Fl and are self-managing on Airbnb. 3 stays so far and about 70-80% booked through Sept. Great feedback thus far and I think my wife and I are going to crush it as a team. We wanted something we could drive to in a day (live in North Dallas) and enjoy 1 or 2 times a year as a family while walkingthrough, touching up, etc.

We WERE looking in CO to do the same self-managing STR gig (love the mountains as much as the beach) but the price points are too high, STR restrictions too stringent and taxes too high (Republicans proposing 40% commercial tax??? say what?) so we've shifted to the Smokies.

The more I research it and look at properties the more I LOVE about it...
