Post: LLC vs. S-Corp for Rehabbing Homes

In PA, I'm looking to start rehabbing and flipping homes with my cousin as an equal partner. We are unsure if we should start an LLC or an S-Corp. People seem to have equal options both ways. We're only looking to flip 2-4 homes per year for the first 2-3 years, with total profits ranging from $50k-150k per year. We also only plan on taking 10% profit for yourselves personally and reinvesting most back into the business to gain larger properties and eventually get into rentals once enough cash assets are built up. We would like guidance on the best business structure for us. Thanks!

I am going to be a 50/50 partner with my family member as we begin to rehab and flip houses. We work full time so we plan on only flipping 2-4 homes per year. At first we thought to start an LLC after our first flip, but after looking into tax preparation and personal liability, it seems to make more sense to set up the LLC before the first flip. Would you agree?

If yes, I am trying to figure out the logistics of how this will come together. How would it work since we planned on taking out a conventional mortgage loan since we both have great credit and solid full-time income?
