@David New it needs to cash flow or youre gambling on apprectiation. I personally wouldnt touch a deal if it wasnt positive. I own our first house me and my wife bought before we were married. We have had it rented for over 5 years now but is a terrible investment IMO. The only reason we have kept it is because we have a great tenant their. We also didnt know what we were doing renting out our first property. You wont be happy if it isnt cash flowing. Move on and find another deal. Good luck

sounds like the perfect oppurtunity for the BRRRR strategy. Assuming the ARV will hold true to the rent values

So im looking to buy my first duplex. The price is 60k. It has 2 month to month tenants in place producing 1,100 in income. So heres a bit of the break down.

Purchase price: 60k

25% down at 4.5% for 30/yrs

Repairs: 10k

Yearly taxes: 1160

Insurance: $100 (this is an estimate)

Vacancy 10%

Cap Ex 10%

P&I $228

Repairs $55/month 

So this puts my montlhy expenses at 700/month leaving me w 400/month cash flow at around 1.5%.

This seems like a good deal with a value add with some cosmetic upgrades. With a little work it should have an ARV of 100k. Please give me your thoughts. Thanks

Hello all. New here and to real estate investing for the most part. I do own a rental, it is the first house me and my wife purchased before we got married. Lived there a few years and out grew the house as our family grew. Im hooked on all thr BP content. Im wanting to get into flips. Ive been in construction for over 10 years as a cabinet installer/carpenter. The money is good but im capped on what i can make and need room to grow. And real estate seems to be the bread and butter ive been looking at. Im located in Pffatown, NC. I look forward to connecting with some of you and hopefully doing some deals.
