Typically if there are no HOA's there would not be a restriction on the use of the home. Now, some cities and localities may have restrictions on how the property is used or how many STR's there can be but that is all dependent on the location of the property.

Hi Jie, 

Some areas in Phoenix/Scottsdale and surrounding areas are starting to implement the 30 day minimum rental restriction in hopes to reduce the amount of STR's vs a more primary residence. However, there is definitely a demand for the STR in these locations and there are many communities that do not have any restrictions on these rental minimum.

Definitely inquiring about the community CC&R's and regulations regarding the STR ability is recommended. I am seeing a lot of these restrictions in condo/townhome communities.

Hi All, 

I am currently a Realtor and Investor in Phoenix, Arizona.  I am on a team that owns over 300 multifamily units in Northern Alabama.  I am looking to connect with like minded individuals who own investments and have been in the business for a while or are just starting out.  

My goals are to learn more about investing in real estate and play a more active role in my investments whether they're fix and flips, BRRR, STR or multifamily within the Phoenix market. I would love to connect with like minded individuals who would be open to talking, grabbing a beer/coffee/lunch and see how we can help each other out.
