@Jacob Villalobos That seems to be the best bet. Especially on a month to month. I would definitely deduct the fridge and the repair of the fire from her deposit. It’s the rough part of landlording, but at least you have an investment opportunity. Good thing she isn’t in a year or so lease.

@Sisee Adams I use Cody Brenner. He is is downtown Tacoma. He’s a very energetic and knowledgeable guy about real estate and tax savings associated with that

@Rey Orinion Parkland is an area where some of the crime from Tacoma has been pushed.  It really depends on the area of Parkland that it's in.  I'd definitely walk it to get a feel.  Is it near pacific avenue?

I am on Hill Top, South Tacoma and Lakewood on an almost everyday basis.  I will say that the areas that are marked "Red" truly have that for a reason.  With that being said, it is a street by street basis.  If you go down 11th and Sheridan its beautiful.  9th and Sheridan over to 7th can be rough, especially at night.  The best thing to do is to check out the red zones for yourself or have someone walk you through.  However, the area is getting cleaned up slowly.  All of the crime hasn't been pushed south just yet.
