@Steve Vaughan its on the MLS unfortunately. I rode by the property this morning and the neighborhood really turned me off of it. There was another similar property with 5 units across town that was much more appealing and a bit cheaper. There's about a $30K difference in asking price. Ive got a potential investor in mind I just have to draw up a plan and make sure the numbers work for a joint venture. Ill be talking to several lenders next week to really help me grasp all the different options for financing.

@Joe Fairless @Account Closed with the Joint Venture, how do you go about structuring a solid plan to approach another potential investor? Is it all just situational?

Just came across a great 8 unit multifamily property pretty close to a smaller college. Id love to move forward on the property. It would be a great way for me to be a "Live-in" landlord and for college kids, I could charge per bedroom. The one huge problem is the down payment... So im turning to the BiggerPockets community for some creative ways to come up with $50,000! Its seemingly impossible for me right now but im sure you guys have some great ideas. Lets get this property financed!

Hey everybody! My name is Brandon Hix and im from north Georgia. Recently discovered BiggerPockets after purchasing one of the books written by Brandon Turner. Ive been working at the same place going on 5 years now. I have worked my way into a pretty decent mid level position with raises every 6 months for the next 5 years. So what most people see is a job that will pay them well until they retire in 30 years, I see a job that will jump start my career in real estate and get me out of the 9-5 cycle that so many of us seem to be stuck in.
