Hello,
I am looking for a investor friendly attorney in IL since it is an attorney state. Is there any that are familiar with the nuances of double closing and assignment fee? Any help is truly appreciated. Thanks
The reason why the last deal fell apart because the seller knew what I was doing. She was an buy and hold investor and saw did not like the idea of me assigning the contract. Thats why she withdrew, it was because of the clause. She was hoping i was going to buy the property outright. I told her who i was, what i was doing and what my intentions were. I just kept it moving and to the next seller. No big deal.

I am about to put a property under contract and northern IL and I want to ask a question. When I go over the contract with the seller. I have put a clause in there that would let me assign the deal to a end buyer. How do I respond to the seller if she questions me about the clause in the contract? This same issue is how the last deal i did fell apart. I do NOT want to do anything that will jeopardize a deal. Any advice

I assume that you will close the deal at a title company and get title insurance. The title insurance company will review the trust and ensure that the trustee does, in fact, have authority to sell real property.
Thanks for the advice, I definitely will close with a title company to ensure that said property is under a trust. Even though he should have told me this the last time we talked it was a good thing he came forward before the contract is signed. I am going to make sure anybody and everybody that have proper authority under the trust to sell the property signs the contract. This will cost a 24 hour delay but i am hopeful this will work out in the end. Thanks John T
Hi,
I was with a seller discussing the contract that i hoped he would sign to have it under contract. He failed to disclose that the house is under a trust with the uncle given power of administration over the property. This is a temporary setback. What direction should I go in this matter? I am still faithful and optimistic that this deal will happen. I just did not expect this at a contract signing.

I look for properties through craigslist, backpage and www.fsbo.com. For craigslist and backpage, i also run an short ad saying "I buy houses fast with cash. Get you offer accepted in 24 hours". That normally works. I would post an ad in addition to looking for properties on the site. Welcome to bigger pockets.
