I love this. Thank you guys so much by providing genuine feedback. There is a lot of info on the report that I need to reassess, and apply more precisely. I forgot to mention this wasn't a serious deal for me to invest in. I just picked a random location, found a multifamily, and just went with it. This is just practice for me and I definitely didn't expect it to even come out close to what it did. I've attempted many times to analyze a deal but got frustrated and quit until this one. I suffered from analysis paralysis. However, I found a way to move forward, and overcome my obstacle's. It might not be the best, but it is a start and its a addicting feeling. Onto the next. Thank you again to all who provided feedback. Thank you for your time, and interest.

This is my first multifamily deal analysis. Constructive criticism is highly requested. I recommend reviewing this property on Realtor.com as I have changed the market price listed from 475,000 to 460,000. Changed interest rate due to my current credit score and  based rental income of my personal opinion. Thank you BP!
