Two big lessons:

1. Quit waiting on everyone else and for all conditions in the market to be perfect and take those firsts steps.

2. Have more confidence in myself. I'm more capable and educated than I realized.

Sitting on $20k right now, not ready for income property. Any suggestions where i could invest it to get a better rate of return (not savings)for time being? Would like to purchase my first property within the next 12 months so don't want to tie that money up in say an IRA.

I want to put in an offer on a triplex Tacoma WA. What are some calculations I can run to understand how purchasing the house will impact me? How much of a safety net of capital should I keep after closing in case of vacancy or unforeseen maintenance or god forbid a crash?

@Alyssa Dyer Possibly but you’d be looking mostly at foreclosures and auctions. Don’t have that much cap for those places.
