Hey @William Ray B.E. Lending is a local Phoenix hard money lender that is easy to work with and they'll help you analyze the potential deal as well. Ask for Ranette Oliver. They finance up to 80% of the property value and 80% of the rehab estimate. When have a deal, you send over the details and they'll send you proof of funds. So you make the offer with the proof of funds and if you close then they'll provide the funds.

Sable, congrats on the purchase! 

I have gone through the process of starting and building several companies and have a great attorney that I work with in California. I don't suggest setting the LLC up yourself, you should use an attorney, have an operating agreement written up and have the attorney explain your liability protections and what you have to do in order to keep those protections in place and explain how the tax structure works in an LLC.
