any advice on where to go or network with people in order to find people with money? and is that you're exact business model? raise money with an interest then make more on that money with joint venturing?

Hi, guys, my name is Brandon and i'm investing out of Phoenix, Arizona. I recently sold my pool service company and decided to go into real estate full time, though i feel a bit stuck as far as getting started. my ultimate goal is to get into buy and hold properties for passive income. since i have a lack of capital at this point to make something happen,  i have been knocking doors from a pre forclosure list, as it is good experience it is just not my calling. My next plan is to begin attending business networking events and real estate meet ups and begin advertising myself for private money. I am part of a large investor group here in phoenix, and i know of two flippers that will allow me to joint venture with them on a flip if i bring the money to gap fund. My question is, does this seem like a viable strategy to just netowork and raise money full time, joint venture in flips, and eventually use that same money down on rentals, and just pay investors 8-12%?
