Thanks for the suggestions!  I am just getting started, and these are a few folks in my current network who invest in rental properties on the side.  I'd like to learn more about their strategy in this area and just hear about their experience. How many properties do they own; how do they select deals; what kind of cash flow are they seeing; are they using property management -- that sort of thing.  Things you could learn over a short conversation, but I will not have a chance to encounter these people casually anytime soon.  So I’m kind of just at the point of emailing “hey, how about a chat?” They’d both likely be amenable, but I’d still like to make it worth their time somehow.

Hey all, I'm reading the book on rental property investments, and I've identified a few people in my circle who are in this business.  Normally, I'd offer to buy them lunch so we could chat a bit about their experience.  Outdoor dining was an option until the weather turned too cold recently.  I know these folks well enough they may just agree to a half hour phone call, but if I'm going to pepper them with questions, any suggestions on what I could offer when I ask for a meeting?
