 Hello!  I am presently working on getting out of my own way. I have been reading and taking classes and amassing education.  Now, I need to shift from the preparatory phase to the action phase.  I am brand spanking new to this, so, I am being careful to choose the right first property.  I have narrowed down my location, have an investor friendly realtor, and a more experienced partner.  I'm going to buy my first property for medium term rental in the next 30 days.  I am so used to "being in my head" and shifting into actual practice of the knowledge is a leap of faith.  I know in my bones that this is the right path for me to transition from my medical career to a life more centered and balanced.  I would very much like to find a mentor/coach/sherpa, so that I don't fall into common initial investor mistakes.


 I love that you're speaking into the future! I feel a lot of folks are too careful about setting goals. If you're speaking about the future, and the future hasn't happened yet, how can you be wrong?!

Would your experienced partner not be a mentor/coach for you?

Now I've got my first deal and the next deal is just issues with high prices and high interest rates. 


 I feel ya on the rates and prices. Just gotta focus on what we can control though.

 What type of investing are you looking to do? Buy and hold? Fix and flip? How much is a lot and what are you comparing it to? I've seen some high prices out there for mentorships but really it's about the value you're getting and is it worth the cost. 

Like climbing Mount Everest. If you watched a couple videos on YouTube about climbing up, would you feel just as confident going alone than actually going up WITH someone who's already done it before? Think of your goals as that Mount Everest. If you were that experienced hiker guiding someone up the mountain - risking life, resources, and time away from family - would you do it for free or for some type of exchange?

I also live in an expensive state and NEEDED to raise funds for my deals so I feel ya!
