I found a potentially good property that has 3 of the 4 units rented out. It's a few hours away from me so I won't be able to house hack it so how can I get a tenet into the last unit. It is also a bit isolated and quite small, the town, so I can't just put up advertising. Let me know what I should do.

I am new to the real estate investing game but it is my hope to close on my first deal this year. If I close on the deal and make good cash flow and the market crashes, what happens? If the value of the home goes down would I not pay less on the loan? And would my tenet(s) be able to still pay off the mortgage and other expenses?

I am interested in an area in southern Illinois, it has a few multi family properties that come with tenants, but they have been listed for a while. I’ve seen the listings from 200-1150 days. Is this a red flag I should stay away from?
