What are the key market characteristics that I need to analyze to reduce the chances of owning property in a town that is dying fast?

As a medical student, in a little more than a year, I'll basically get sent to whatever hospital here in the Midwest(most likely not in a "hot" location) that will accept me. I don't really have a choice where I go. But I'll be there for 4 years so I'm gonna invest. Plan: buy a house with 3 floors, make three unit apartments out of them and park an RV in the back to live in myself. Seems feasable. But, without a choice in location, how do I know my house/3-unit apartment will be worth anything in 4 years? Thanks!
