Quote from @Courtney Fricke:

Hey there, stay diligent. I run a REIA on the Northshore, Steve K above runs one on the Southshore. We are both active investors but get to see others in our meetups share their stories as well. The deals are out there but require work. I personally buy direct to seller, from wholesalers, and from the MLS. I work all three of those options frequently. Get plugged into ways to stay in front of deals and know when to pull the trigger. Best of luck! Let me know if I can help in any way.

 Thank you!

Quote from @Antonio Cousin:

Hey Brandon,

I would suggest looking on the outskirts of Baton Rouge and be willing to go to areas such as Baker, Denham Springs, and even as far as Donaldsonville.  I have four properties in Donaldsonville and that's a really good rental market.

Question: My lender approved me for $195k, but I lose every time, even in the areas you mentioned where I have put in offers(I haven't tried Donaldsonville yet). I've been told this price point and below get a lot of cash offers and if that is true, am I correct in assuming that if I were approved at a higher price point, I wouldn't have that same situation as frequently?

 Thanks for that suggestion Antonio!

Quote from @Patrick Q.:

Hi, Friends,

I'm a New Orleans native who is now lives OOS.  Would like to invest in multi-family in New Orleans / Metairie area, but having a hard time finding any deals where the numbers work out.   Inventory seems to be minimal, especially in areas that didn't flood in Katrina, and the inventory out there seems to be very pricey.

Has anyone had any luck investing in Southern Louisiana lately?  Would also consider Baton Rouge / Gonzales / North Shore, but don't know the area.

Thanks for any insight.

I'm trying to practice patience while finding my first property in the Baton Rouge area as well.

Hi BiggerPockets community!

My name is Brandon Smith and I'm new to BiggerPockets and REI. I'm looking to get into investing in Baton Rouge and it's surrounding areas. I would love to connect with fellow investors and learn as much as I can to get started on my investing journey.
