By the end of 2021 I should have bought my first investment property.
I am also proud that even though my dad passed away recently I have still been able to continue working towards earning a doctoral degree. This degree will be done in his honor.

@Bruce Woodruff thanks for your thought. I am not looking for a sure thing. I am aware that there no such thing as a sure investment. I am looking for ways to mitigate the risk ad much as possible. It seems to me that is the smart thing to do. Otherwise it seems more like gambling than investing and I am not a gambler.

I have heard more times that I can count that to be successful in real estate you need to run the numbers and only invest in properties where the numbers make sense. In theory I get that. But it seems that running the numbers is the easy part.
The difficult part is getting accurate numbers. That leads me to my question. How do you know that your numbers are accurate? How do you know that the property taxes won't go up? How do you know that the amount that you can rent the property for is accurate? Sure you can ask a property manager what they can rent the property out for but there is no guarantee that number they give you is accurate. They could be mistaken or just lying to you so you will hire them.
I appreciate you thoughts on this matter.

@Bill Brandt Would you provide some examples of how his predictions are wrong more often than not? Just to be clear, my question is just that, a question. I am not trying to start an argument.

@Kevin Tunnell The only market that I have looked at condos is Houston Texas. So if you are not in that market take what I say with a grain of salt. It has been my experience that HOA fees in condos destroy casflow.
