Hi Kim. I'm a broker in the Albuquerque area, though we do Santa Fe as well. Santa Fe is a higher priced market across the board. I believe they have fairly stringent regulations for STRs also.

I own a multifamily with both LTR and STR in Albuquerque, and STR definitely has the potential to be lucrative here in town, provided the area is right for it. I have a lot of experience in multi family and flips in the Albuquerque area as I work with investors and was a property manager for years. I'm happy to answer any questions I can.

Albuquerque might be worth looking into. We have a strong rental populace, Netflix is building their studios, along with many other productions constantly filming here. We also have Kirtland AFB along with being a college town. Many medical residents come here for schooling. I did property management for a few years, and there is opportunity for investors here.

Hello!! You may want to get with a lender and see about refinancing your properties and taking some cash out, since you should have some good equity. 

You can also look into getting an investment loan, using your rentals as income, in addition to your job. Assuming you want to keep both properties and not sell, you can look into private money or hard money loans, though it may not be the best idea if you're looking to pick up another rental property. It's better suited to short term in most cases, because it's more expensive than a "traditional" loan. There's lots of good resources here in Bigger Pockets, and we also have some great investor meetings here in Albuquerque that you can learn a lot from!! A flip while going to med school will be essentially impossible, unless you contract out the work. You'd never sleep!! Investing in a rental in UNM/Nob Hill/EDO could be a good option, provided you find a good deal, a good manager, and are open to that option. Good luck with school!!
