@Brianna McNally I live in Winter Garden and have seem a very steady appreciation and a good rent to property price ratio.

I like a lot one community called Waterleigh for your price point. It is a huge waterpark community with a lot of amenities and many things to come inside (school, supermarket and few other things).

I think it really comes down to what your plans are and how you learn best. 

I took mine online just because I'd like to take my time to be able to stop my training and seek additional information and real cases. I like the classroom forum as well, but i think it is much more productive when you go to a classroom prepared rather than sit down to learn something. 

The real knowledge you will have after you get your real estate license and start working. Find a good broker with other good real estate agents so you can learn from them. Good luck!

@Andrea Aguilar You are right. I had many great feedbacks of people that stayed for the first time on a vacation home and loved the experience. Specially now that a lot of people have some kind of food restriction.

@Andrea Aguilar I find very hard to have a descent return on a vacation rental on that price point.

Specially because you will be competing a lot with hotels.

I have run the numbers many times for properties up to 2 bedrooms and I found that a long term rental is a better investment for that niche.

I manage properties from 3 bedrooms up to a couple of 12 bedrooms and if you decide to go on the vacation route, a few tips I’d like to share..

- Decoration is key, please use a professional photographer;

- Amenities attracts a lot of people, not necessarily they will use it;

- guests appreciate a simple but honest welcome kit;

- technology as smart locks, ring on the outside, thermostat controller will really help you save some money;

@James Wise It was based on sold comps on the same condo. Few people bought even a little outdated unit and was able to rent for 1,250 and one got 1,300. 

I liked the advise @Frank Wong gave about leveraging my company to help but don't put the tenant in.

@Maurice D. I think I can keep on doing this kind of flips and make more money than just keeping it. I have kept one every 4-5 houses I flip.

Hello guys, 

I'd like some advise from those that have experience with this type of flipping.

About two months ago I purchased a property from a tax deed auction near Orlando, FL. The rehab is going to be ready in about 10 days. 

This is a 2 bedrooms with 1.5 bath really close to two universities (UCF and Full Sail University). I have done a full rehab (new flooring, tiles, appliances, paint, etc). 

My main goal with this property would be to flip it after I have placed a tenant there, mostly because I own a property management company and could keep managing the property and turn this into a turnkey investment for the investor. 

However, I don't want to be proactive and place a tenant and then find out that this property was much more suited for an owner to live in once everything is brand new. 

Some number for you to understand:

ARV: $105.000

Rent: $1.250

Hoa + taxes+ property management + insurance: About $540

Net Income: $711 monthly or 8.14% yearly.

What do you guys think?

@Daniel Kauffman great spreadsheet! What is your experience with Airdna so far? I have been discussing with them about Rentalizer. I want to show my home owners how their property compares to the market. 

One of the things I am concerned is the fact that they only use airbnb data, i'd like to be able to compare with all the big players as well. I market the properties on many different channels and I am looking to some data I can really rely on. 

Post: Owner's Financing for a small RV lot

Hello all, 

I have a small RV lot near Orlando, FL that someone wants to buy. The deal is 7K as a down payment and he is asking for the remaining 11K to be owner's financing. I am willing to do it because I actually want to learn more about this type of deals. 

Based on my research the best way to go ahead would be to get a promissory note with the terms of this contract. I understand I also have the possibility to sell this promissory note to a third party. 

Any advice here? Am I on the right track?
