Hypothetically.

So I've found my first deal and found an investor for a BRRRR.

Who is responsible for funding the rehab?

@Turner Wright thank you! I am currently listening to audiobooks and podcasts during the day at work. As well as checking out BP YouTube videos and taking notes from there.

It would mean a great deal to me if I could learn how you find deals. How you do the math to estimate the value of that deal as well. I feel like right now those are some of my biggest questions.

I'm taking this time to learn as much as I can and get my own personal matters in order with the goal of being able to move into a place I can live in and charge rent to roommates in order to offset the costs. Leverage that property for a second property and continue process until I can scale into multi families and other forms of REI to build wealth.

@Tyler Muckelroy I really appreciate that book suggestion! Thank you! Your description reminds me of one of the lessons talked about in RD,PD. It is 100% a brain exercise and skill I plan on developing.

Hello everyone!

I recently read Rich Dad, Poor Dad and it really opened my eyes to all of the possibilities of building long term wealth without having a lot of money to start off with. I’m currently in the research and learning stage of my investment career. Absolutely open to suggestions for books and podcasts that will help me gain a mental foothold on how to get started and invest wisely over time.

My long term goal is to gain enough financial independence to not have to work a normal 9-5 job anymore. As well as building a strong foundation for my future kid(s) to have a comfortable and well provided for life. Honestly, if you’ve ever seen Yellowstone that’s the life I want. Minus all of the drama and murder! Giant beautiful Montana ranch and enough money to last several lifetimes. Might sound crazy but anyone can dream right?!

Currently I live just west of Houston in Katy, Texas. I’m a structural fitter and welder by trade with a background in cnc machining and general construction. I realize that with my current income I’ll never get to where I truly want to be in life. I look forward to learning from and connecting with all of you!

Hello everyone!

Like 99% of us here I recently read Rich Dad, Poor Dad and have had my mind blown open by possibilities.

My end goal is to be financially free and have long term income from a balanced investment portfolio starting with real estate to get the ball rolling and diversifying over time. At this time I am working on learning, improving my personal credit score, and saving money for my first deal.

If anyone is open to being a mentor I would greatly appreciate it! I’d be more than happy to help with more menial/undesirable tasks to assist you in exchange for your knowledge and guidance.

I am brand new to all of this and have so many questions. I look forward to learning from all of you!
