I have a couple in my condo that has been fighting and now one of them wants to move out. They have 4 months left on the lease. The other wants to stay and is willing to give me 2 months up front and add her dad as a cosigner. Should I let it play out and redo the lease with just her and her dad or should I start looking for new tenants? Any advice would be appreciated.

I have a couple that has moved into my townhouse and every single month the are fighting. I got a call this morning that it's not working out and one of them wants to move out. They have 4 months left on their lease. How should I handle this? I am not sure if they can afford it on their own, even though they say they can. Should I start looking for new tenants? How do you go about verifying a potential tenets income if they recently started their own business and that is their only source of income?

I am about to put one of my properties up for rent and I was wondering if I should take pictures of it staged with furniture for the advertising even though I am not renting it out as furnished? Can this lead to any issues or is it better just to take the pictures when it's empty?

I was wondering if anybody knew of an android app that gives you a market overview? Im looking for something that will give you avg sales price, days on market, etc. As far as I can tell the zillow, trulia & red fin apps only give you individual homes sold and not an overview.

Looking to jump in and buy a multifamily. I am wondering what cities/markets in California offer the best cash flow potential? I am currently in the bay area and there are not a lot of opportunities for positive cash flow in this area. I was thinking somewhere out in the valley like Sacramento, Fresno, or Stockton but I would like to get other investor's opinions.
