I'm putting together one of our first value add commercial multiplex apartment property deals. In order to keep things flowing for the next steps, I'm looking for an attorney and tax professional CPA who can advise us in the best entity structuring and tax strategies and guide the owner with seller financing and private lenders with our opportunity.

We looking at three properties (17-, 19- and 27-plex rehab) that might even be packaged by our lender who pre-approved us to finance 75% of the deal.

We also wouldn't hold it against you ;-) , if you recommended us up to three property management companies with whom you have a great relationship with and would endorse.

Find a distressed and motivated owner and have him/her seller finance your first deal. 25% owner, 75% local community bank that wants your business. Or 100% master lease until you can refi for an equity position. Remember, your mindset is: "I'm the prize, I'm bringing value and solutions to people's challenges as much as I'm making things happen for myself. Win-win for all.
