By the way several of the houses have action dates in late February and early March. Is it too late?

Patrick - They are owner occupied. I am not sure how to determine if there is any equity in the houses. Is that based on what properties are going for in the neighborhood minus what they owe on the loan? I am unsure of the best way to proceed.

I recently found a few per-foreclosures in my area. I was wondering if "yellow letters" are a waste of time or if any of you have had success sending them out to people. If you have been successful could you tell me how you worded your letter? I would appreciate any comments!

Hi everyone!

I am excited to be here! Over the past 5 years I have learned a lot about real estate investing and have spent thousands of dollars on trainings and a personal coach. But unfortunately, I have not done one thing with the information I have. I have decided to be more proactive in 2014 and use my knowledge to help my husband in the real estate investing world. I am super motivated IF I feel that I know what I need to know to make an informed decision on properties that will help us reach our financial goals. That being said, I would appreciate any encouragement on powering through fear or what to expect on a first deal.
