I would like advice or tips on bidding at the online San Diego County Property Tax Sale scheduled for May 2018. If anyone has experience with this, I would greatly appreciate hearing from you. Thanks

Does the SELLER have to pay a abstract of judgement filed with the california superior court 9yo for a credit card debt BEFORE escrow can close? This is a rental property inherited 2yo, 50% ownership.

If you are in escrow, which closes in 5 days, and have accepted a down payment, is it too late to arrange a 1031 exchange in California?
This is an inherited property between siblings with 50% ownership each. Does what one sibling do with the proceeds affect the others options regarding a 1031 exchange?
There is appx. $50k appreciation in the SFR rental property since inheriting 1 1/2 years ago. Does that mean each sibling would be responsible to pay tax on 1/2 of the $50k?

Can anyone suggest the best way to handle the sale and paperwork a FSBO SFR in San Diego, Ca? Can I use a quit claim deed and a notary? What if an investor buys? I will be selling it as is, due to the age, 1955, and condition. What about seller disclosure when selling "as is"?

If there is a 50/50% ownership in a mortgage free SFR in Ca, can one owner hire a realtor without both owners signature and or knowledge?

My sister and I inherited a mortgage free house appx. 1yr. ago in San Diego, 1955, 8900 sq. ft lot. 3bd/1bth 980 sq.ft, which has now become vacant. I am trying to decide if It is worth trying to rehab, or sell as is. current value appx.450- 500,000. ARV range 600-800,000. Looks like 50,000 would get it to the 6-650 range. 75-100,000 up to 800,000+ range. I am concerned that after selling fees, tax's, it may eat up too much profit. My credit is not great, so wondering what loan fees will be as well. This is a up and coming area, with flips happening all over. I do have extensive experience in construction, landscaping, and design. Any advice?
