I recently took a wholesale deal all the way to the closing date. On the closing date, there were issues out of my control and the deal fell apart. I lost a $5000 assignment fee even though I did everything right. What would you say to an 18 year old to help them stay motivated and stay grinding?

With the Memphis, TN market being so competitive, are you buying houses using the 70% rule? Or are you doing a higher percentage like 80%?

Whenever you are first getting into real estate investing, you are hammered with the 70 percent rule when evaluating what is a good deal or not. It is kinda of made out to be if a deal doesn't fix this rule then it is not a deal, however, how strictly do people interpret this rule when there is still a lot profit to be made on a deal but doesn't exactly fit the 70 percent rule?

I am currently 18 and am trying to land my first wholesale deal. I see this as my gateway into getting into all aspects of REI. I find real estate exciting and fulfilling to my life long entrepreneurial desires. What's your best advice whether it'd be for wholesaling, flipping, brokering, rentals, or just about life in general and etc
