If I do plan to refi after renovations would the FHA strategy be something to look further into?

We are in the process of buying a home that will be our primary residence (once it is remodeled in about 3-4 months). The cost of the house is $260k, needs about $100k of work and the ARV will be around $420k. What is the best way to finance this. Should we do an fha loan and pay for the repairs out of pocket? Should we do a traditional loan and get another loan for the remodel? Looking for pros and cons of both and options. Thank you!
