I wanted to get the opinion of some of my BP family. I currently have a portfolio of rental properties and I have negotiated the sale of one using owner financing. I currently hold these homes under an LLC. Since I am creating a note and becoming the bank should I create a separate LLC for that side of my investing? And should the first company own the second?
I have a call into my attorney and accountant.....just wanted to see what you all thought or how you structure your deals. Thanks all and ABC (always be closing) - Brendan

@Chadd Naugle I do have an LLC. I left a message for my bank president this evening. I thought of the SBA loan also :) Loan amount would be 35K.

I am in negotiations with an asset manager who has a home in the foreclosure process. There is a tenant in place, not the person being foreclosed upon. The home is a double wide mobile home on 1 acre of land in North Carolina. The bank has had an exterior appraisal completed and I have a verbal offer down to 60% LTV.
The tenant wants to purchase the home and needs a little more time to get financing place.
My question is about seeking some financing / lenders to help facilitate the deal. It would be a short term lease option scenario. I contacted 2 HML but neither would finance a mobile home. Just thought I throw it out there to my BP community.....any suggestions?

Good Evening BP! I have been a free member of BP for a few months now. I religiously listen to the podcasts. And just now upgraded to Pro.
Sad and proud to say this is my first post. Should have been done sooner but here I am. Background on myself: I am a 17 year employee for my local government. Was a part time mortgage loan officer form 2003-2010. I started my own investing company in December of 2014. I belong to local REIA's and investment groups but honestly still feel unfulfilled.
