So from what I see of rehab cost estimates from a lot of those wholesalers is wrong? I haven’t seen estimates like that

Thanks for the response. Would the same apply for a detached home in the suburbs (I.e. Arlington, Alexandria, Rockville, etc.)

On a side note, I joined bigger pockets not too long ago. I have enjoyed your input on this forum and found it very helpful.

Hi All,

I am looking to invest in the dc area. Does anyone have any good rules of thumb for the dc area when estimating the cost of a rehab per sqft. when doing a first analysis? I know that worse shape the property is in, the higher cost per sqft. Any advice would be much appreciated.
