That is super helpful! I am currently trying to figure out what to run vacancy rates at but understand that this will be extremely case by case as well as it will take time to feel out the market. Hello BP world! 

This is my first discussion, so forgive me if I have left any information that could be of use. 

I have looked around and seen a little bit on camp grounds but none on building one and was curious if anyone had some knowledge they would like to share. There is a potential opportunity to purchase 140 acres for roughly $350,000. This piece of property has water rights associated as well as backs up to a 50,000 acre parcel of land that is well known for off-road use. What I am curious of is if anyone has built a camp ground and has ideas of costs associated with doing so. I am unsure of most all costs associated with this style of land use and hope that someone out there can help me with some rough pricing.

Again I am new to this style of land use so any info or ideas help!

I am hoping to follow the same path. I know of a few duplex's that are selling just under market value in my area. The hard part for me is the price of the unit. What is a strong CAP rate for a duplex? If I include myself as a renter, I would be sitting at about 7 to 8%. I am interested in hearing what rates are out there in other markets.
