 Hello Brennan, glad to see you're getting things started!

Couple tips that I think will help you tremendously:

1. Identify your target area(s) and criteria then compile a list of properties of interest
2. Connect with a local investor-friendly agent (they can help you with step 1!) and build the rest of your team i.e. lender, attorney/title, home inspector, contractor, property management, etc.
3. Get pre-approved to find out your buying-power
4. Continue educating yourself via BP, books, podcasts, etc. - be mindful that a lot of the information online will NOT be specific to you, your market, your investment strategy, your goals... Your team should be able to help you relate what you're learning to the current market

Perfect, thank you. HOA fees can absolutely play a big impact in Cash flow compared to a SFR. Didn't think about that nor a different insurance package. Thanks for your input Doug.

Looking for my first real estate investment. Currently would like to buy close to the area I live/work in but housing prices are still pretty high. Was curious to see if anyone has any experience buying a single townhouse rather than a SFH or MFH? Pros? Cons? My goal is long-term rentals. Or should i just bite the bullet and go with a SFH or Duplex.
