@Wade Wright I am in the Tuttle area and I plan on doing the painting and the tile work to save in the beginning! Like you said the rehab/flips aren't there and if they are they are gone in a day or they arent even on the MLS!

@J Scott thanks for the reply. I agree somewhat. The oil and gas industry is striving and on the way back up I believe from what the market is doing. Oklahoma strives off this industry and where I live there are no rehabs available. There are new developments going up every where and people are moving from the OKC area to the suburbs because there is more space, still has the small town feel, and there commute into OKC is only 30 minutes. Every time a house goes up, it sells and a realtor I’m working with her houses are only on the market for maybe a month.
In your opinion would you say rehabs are less of a risk if I did go that route?

@Jarrod Kohl the bank I’m working with will lend me 80% of the appraised value of the home to build. Especially in the area I’m wanting to build there is no homes for sale or to buy that would be able to rehab. I’m in area outside of OKC and it’s a growing area there are new developments going up everywhere and more people are moving to the suburbs of OKC. This is why I am looking to build and I have a mentor who is a builder and does remodeling as well. He’s built homes for over 25 years.
Is there more or less of a risk in rehab in your opinion and why?

I am looking to start building homes, specifically in Oklahoma and Texas. Anyone have any advice, strategies, or opinions on starting new construction?
