I have a few MTR's here in Denver and I find that most of my guests are NOT medical professionals. Because of the low pay and high competition I find there is not a huge attraction for them. However I get many 'digital nomads' and just longer term travelers. I do think you need to provide a higher end experience for the guests and a great listing because there are so many units for MTR due to Denver's STR rules.

Yup. Especially with all this floating rate debt coming due, its a good thing to make sure your not getting burned.

First you have to establish why you want to be in real estate, and then what the end goal is. Once you have those 2 things you will find certain strategies work better than others for what you want, But we can't answer this question without more details.

I mean, hate to state the obvious but a HYSA or money market offers good interest and good liquidity time frames.

You have never done a construction deal? Then why would should you be the one managing ALL the construction?

Unless the attorney is putting up majority of the capital I don't see why there would be a split. You can easily go to a RE lawyer for a few hundred bucks and have all that written into an OA. 

Many hard money loans are "cash offers". 

Why don't you ask those 2 questions? Seems pretty good to get the information you want?

Well who owns it? If it is a group/corporation (which it probably will be) they have no affect on us. Normally what that signals is that the offer is going to be terrible. 

IMO its best to be precise and efficient. The more efficient communication can be the better my opinion is of the buyer.
