Hello BP,

My name is Brett Elia currently a licensed broker at Venture Realtors in Elmwood Park, NJ. I am looking for investors and builders to send off market properties and land. @Charles David thank you! So maybe I am confused about wholesaling because everywhere I read up about wholesaling, one of the examples is someone that needs to sell because it about to go into foreclosure. So what I was thinking what happens if the wholesale price I offer them is lower than the price they owe the bank. I was just confused on all that. Yes I am new to real estate and I know about short sales and all that but don't know much about wholesaling and I want to start doing it. A lot of people on here I see have nothing better to do then just sit on there computer and bully people about "learning". Hey man I am 24 and actually starting to take action in it then just sit around and talk about doing it. Thank you Charles for your reply really appreciate it. Yes I am trying to find classes and mentors just hard.

Thank you for the replies! Yeah but i can put the contract contingency so say if I don't get a buyer I can just back out without giving them money correct? Because I am trying to do with no money at all.  So if I go to a clients house that is about to go in foreclosure and I tell them exactly what I do that even if I did not contact you that you wouldn't being getting any money at all.  So you kinda there to try and help them to get a little something before the bank kicks them out?  So I am pretty much just going to the property explain to them what I do, put the property under contract for 50,000 then contacting my builders investors buyer etc. and they tell me that they are going to pay me 60,000 for property then i sign the contract over to them goes to title company attorneys etc. and then thats it? But what if the homeowner owes  the bank 70,000 dollars? Who is paying that??

Is the homeowner signing the deed over to me? Or am I just putting it under contract? Thats what I am confused about if the homeowner is signing the deed over to me then isen't the bank going to want the money from me to pay what the orignal homeowners owes the bank?

Hello everyone I have a question about wholesaling real estate. All the reading and googling on how to wholesale real estate still can not find answers. So I got the basics down how you cold call or advertise houses that are going into foreclosure and you tell them you can help them out. You go over there and come up with an agreement price and put it under contract with contingency. Just want to know that dosent someone have to pay the bank? If so who pays the bank back? After you put in under contract I know you contact investor builder etc and you get a 5-10k fee which is awesome but I am still wondering who pays the bank back?

Hello everyone, my name is Brett and I am from NJ (bergen county). I am 24 years old and just started being a realtor last year.  I am starting this discussion because I want to get into wholesaling.  If anyone knows of the best way to learn or if theres a book out there which I can read I would really apperciate it.
