If this is your design, have you given consideration of space needed for HVAC and domestic hot water? I don't know whats normal your are (slab foundations, or full basements). With the space being small (and your climate), you should be able to make use of a couple of mini split heat pumps for heating and cooling. Personally I'd install an on demand water heater (I like the Takagi units) to service both units.
