if you plan on doing an eviction, remind tenant that this does show up on their credit report so if they plan on renting again, or buying a house *wink, it will cause major problems for them.

I thought that in this situation she went past the grace period?
I do a 2 day grace period with stiff penalties. I usually work with people if they are late, but if they become habitual, I remind them of the stiff penalties. It usually makes them shape up.

@Karen Margrave - Not saying the agent is bad for taking the listing, I am saying they are not doing their client any good by not educating and by the phone call I had I don't think much of the agent.
@Joel Owens- Wise words my friend
@Jay Hinrichs - I have done that a bunch of times but this seller is really hard to track down. I have to try harder. Good advise.
@Greg H. - I will be surprised if any of these buildings sell anytime soon.

The guy bought the property at a Tax sale for less than $20K and trying to sell it for more than 10x what he paid for it? No work has been put in the property and it has gotten worse over the year or so he has owned it. Looks like GREED to me.
@Sean Brooks - I think you are putting way to much into the argument. I think it is greed on both the Realtor and the Seller. This property will not sell for anything close to what the listed it for.
@Louis Leone is exactly right. I am going to have to wait out a few Realtors until it becomes close to where a $100K offer looks good.
@Matthew Hansen Hopefully you are right and this will happen quickly.
If not, time to move on to another deal.

So I put in a $100K cash offer on the Property for $275K. They countered at $275K. I love how some people do business.

I stand by my original statement about it being easy to become a Realtor.
I am not laying blame to the Realtor for not getting the deal done, I am laying blame for lack of education to the client.
A GOOD Realtor educates their client, a Transactional Realtor takes listings.
A GOOD Realtor is able to have effective communication with their client, a Transactional Realtor will talk on their clients behalf.
A GOOD Realtor works with reputable brokers, a Transactional realtor goes to one of those 100% Agency's that have no contact with them.
I think that Good Realtors will know Good Realtors, and investors and Good Realtors despise Transactional Realtors.
Just my opinion.
