So...then rehab that I have in progress does not have a water pipe running into the house. I have to excavate the sidewalk in order to run a new pipe. Are any of you familiar with this process and the cost it entails?

Does anyone have any experience using rent collection websites for their tenants good or bad? Also, ia there a particular website you would recommend?

For those of you who are familiar with the Statutory Laws of Redemption. A borrower is allowed a limited time to redeem their property in the case of foreclosure. Does this mean if I bought a foreclosure, that approximately a year later, the previous borrower could buy it back?

Or maybe the first year is based upon that number and the following years a new calculation that is based upon the new value?

@Dustin Beam, thanks alot. I was very confused. So a follow up question just so I'm clear. Is capital improvements always factored into the appreciation? In other words, in my example I purchased a foreclosure so the hike in appreciation is due to me investing nearly 45k in improvements. So how would I expect the property to roughly appreciate by 65% every year?
