Hello,  

I am currently working to repair my credit, save for a downpayment, and increase my income with the initial goal being to own properties starting with a multifamily property in which I will occupy for 2 years.

I came across a property that I love and I really don't want to let it get away from me because of the above stated challenges.

My question is, do I have any other options other than waiting, like hard money lenders or seller financing options, that would get me the building while I am remedying my credit and income challenges.

Also, the property is occupied, I believe one of the two apartments. However, if it isn't its located where achieving occupancy of the second apartment would be no problem.
