Hi everyone,

I want to sell my rental property in Detroit and my tenant let me know she’s interested in purchasing it directly from me. Her credit isn’t good and she cannot get a mortgage. Could I have some advice on how to structure this if I wanted to try and sell to her?

@Account Closed Thank you Charles for your advice. Actually the reason Im choosing Toledo is because I do know this area very well and it feels comfortable to buy there. Also my family is there too so I could have help from them if I needed. Im just wondering from an investment point of view how certain areas have changed since I moved from Toledo 10 years ago. My own backyard now is Charleston, SC and honestly I feel like this market is so hot that finding good deals here with a good return is way more difficult. I have been working with a couple turn key companies so far, but Im learning as much as I can to be able branch out and do this on my own. I do have a good chunk of money to work with, but I am trying to be cautious with it.

@Thomas S. Can you elaborate about buying cashflow with equity is more expensive than the return it generates? How do you feel about properties purchased through turn key companies that deal only with cash buyers?

Im looking to refinance my home and pull out capital to invest in real estate.  I was wondering if anyone knew of a smaller bank that is easier to use as an investment bank for real estate in Charleston, SC? I would rather not go through my larger bank because I have heard that smaller banks give better rates and are generally more agreeable. 

Hello everyone! Im originally from Toledo, Ohio and I want to start investing in real estate there. I currently live in Charleston, SC but I will traveling to Toledo to check out properties this month. I have been researching the area codes that seem to keep value, such as 43612, 23, 15, and 13. Im ready to pull the trigger asap as soon as I find the right property with at least 12% ROI. Duplexes and single families are what interest me, and once I get to know more and have more experience I want to get into apartment complexes. if there is any advice you may have regarding Toledo, and its decline and or up and coming areas I would love to talk or read what you have to say!
