I own about 13 properties that are in the lower socioeconomic market. We have rehabbed more than half and we are constantly managing the property managers, the handymen, the contractors, and keeping our eye on the assets. It is a job. We have other properties that are Class B and they roll along just fine, require less work, and make less money. It is a trade off. However, real estate investing is not a set it and forget it endeavor. It is work. Understanding what self employment is before jumping into it is a key to any industry.

@Shane Elias-Calles that’s a negative ghost rider, the pattern is full. Nothing he knows is a secret. You will learn more from these forums than anything he will charge you for. Your money is better spent on a deal, not a person.

Look for Opportunity Zone investments.  There are plenty of them out there and you will enjoy the tax incentives associated with them in the long run.

@Jeff Cantrell I'll have to come out and scope out the market in person. I've got a client who has 70 doors out there and seems to making a go of it with good ROI.
