Shelter is great for single family homes, I have my multifamily with Cincinnati.
Cincinnati had a significant increase this year but I couldn't fine another with a better rate.

Tile kitchen/bath. Decent laminate rest of the house.
If wanna spend a lil more go with a light hardwood instead of the laminate.

I know some Insurance companies won't insure them. Better check with yours first.
Generally pose no threat as long as they are not disturbed.

None the first 5 years but now one this month and looking like one in June.
Suppose to pay tomorrow and be "back on track" for June. I'm not holding my breath...
I give it 60/40 they move out over the weekend.

The standard things but pay special attention to the electrical and plumbing. Make sure has been updated to a breaker box for example. Check the plumbing for leaks. (Easiest way to do this is to look at the meter with all faucets off. If the meter is spinning then you have a leak somewhere)

Numbers look pretty solid. Might want to look around for a slightly better rate and lower downpayment.
Still looks like a cap rate of about 12% and yearly pre tax cash flow over 3k. (assuming not paying utilities and a couple of factors)

If I'm reading correct on a multi-family the GLA would not include the garage and the GBA would.
Is that how you are reading it?

Yes but this is the gross building area.
I thought there was a difference.

Should the GBA (Gross Building Area) include the sq ft in the garage or should that be left out when figuring GBA for a Duplex?
