I am hoping that some of the members would be able to help me to obtain some information about funding the following property...

I just found the property and would be my first property to purchase.....so home is not under contract

Asking price $36,000.00 

Rehab $13,000.00

Arv     $75,000.00

As Is Value $ 50,000.00

I can cover the rehab cost but i cannot find anyone willing to fund this deal because it is below 50k. The home is a 3 bedroom 1 1/2 bath approximately 1500 sq ft on about a 1/2 acre....an information would be great appreciated....i have already tried the family thing and no one is game.....Thanks ahead of time for your help 

I am looking  to break into the real estate investing side...i have previously done work as a roofing and a siding contractor and feel that real estate is where my heart is at.
