Hey Bp family,
I am looking to get some insight on what to look for in a home insurance policy for a duplex. I want to make sure i am well covered while getting the best deal without over paying for things I might not need. I am in the NJ area if that helps or makes a difference.
Any insight is appreciated.
Thanks,
Brian

Hey Kevin,
Great question, I have thought about investing in Jersey City myself.
Never thought of that factor of rent control.
Im excited to hear what kind of responses people have.
Best of luck,

Hey Everyone,
After many months of studying, asking questions and consistently learning from the podcasts I am ready to move on my first investment.
I am partnering with my father on our first multi family investment property.
I was wondering if i open up an LLC can i have the property be owned by the LLC but myself and father are the ones responsible for the payment? And can we do this from the beginning?
Note: We are not buying the property cash, we will be putting a 25% downpayment.
Thank you,
Brian

Hey Everyone,
I came across a cash flowing multi after getting all the numbers from the seller.
The seller currently pays for water, and heat, but charges pretty solid rents of $1200, $1050, and 950. for the area.
Heating costs every month are around $700 per month.
My only concern is the fluctuating costs of oil.
Any thoughts?
