Hi @V.G Jason - I totally agree and my family and I were just there in late July. As a quick backstory, I'm originally from MD and graduated from UNC Wilmington. Despite living in CA for the last 14 years, we still get back frequently. Additionally, my wife and I plan to retire in NC (still a few years out from that ; ) but we're actively planning and focusing our investment strategy in the Raleigh-Durham area. Our next trip is tentatively planned around the holidays.

Hi @Pat Lulewicz - I'm looking to purchase my first investment property in early 2025, with the goal of closing, rehabbing, and renting it out by summer 2025. My ideal property is a detached single-family distressed, 3/1 or 3/2 home in an A or B neighborhood with good schools, ideally in the $200K-$300K range. I plan to use the BRRRR strategy, financing initially with hard money and then refinancing after the rehab. I'm forming an LLC to purchase these investments and plan to use commercial or portfolio lending.

I’d like to avoid properties with HOAs, large multi-family units, or extensive renovation needs, and I’m primarily interested in properties with good appreciation potential. Positive cash flow is desired but that is not my primary goal. I'm in this for the long haul!
