True, the application should provide you the necessary information to run background checks and credit checks, etc... So you can determine the potential tenant that meets all of your criteria before agreeing to a lease.

I think it depends on your market. Would the extra 20-30k allow you to buy another property making at least the 4800/yr this one makes? Is not I would keep it and get a heloc.

Turned out well, received all three quit claim deeds and I will be using them as rentals so that's fine. First of three rehabs just completed and up for rent and starting the second this week.

I recently bought a couple single families in what I would classify as a C/D area. I wouldn't consider that being a slumlord, not repairing/maintaining the property could make you one. But having a maintained property in a bad area, I wouldn't consider it that. I expect these to be profitable cash flowing properties for me, but they need some rehab and I intend to be as selective as possible during the screening process.

What was their old mortgage payment? I guess I would be concerned with how they are going to pay $1800 a month when they just fell $30k behind on the mortgage.

Great that you got your first deal closed! Will this be a primary residence with a rental unit in the basement? So rent will cover P&I?
