Hello,

I'm looking to buy my first rental property in Maryland. It is a duplex with one unit on the top floor and one unit on the bottom floor. I am planing on living in one unit and renting out the other. The units are currently separately metered. My question is, Should I only charge the tenant rent and have them pay there own utility bill or should I charge them Rent + Utilities and me personally pay both the utility bills? My fear is the tenant stop paying there utility bill and when they move out i'm stuck with the financial burden of that. Please feel free to comment and leave suggestions. Thank you in advance!!

Hello,

I am new to real estate investing and have become extremely fascinated with it. I am currently in my last year of college at Hood College where I am majoring in Business Finance, and minoring in Economics. However, once I graduate I would love to jump right into the real estate investment market and create a living for myself. I truly believe that the best way to learn something is by doing it and having a mentor to help you along the way. I live in Damascus Maryland and I am currently looking for a mentor that is experienced in Commercial Real Estate Investing (Multi-Family), as well as House Flipping. If there is anyone around this area that would be able to let me learn from them I would really appreciate it.
